Change property manager
You already have a property management company but are not pleased? We are at your service. Read about the steps you need to take to change property manager here.
Has your current property management company stopped responding? Are the costs being settled incorrectly between co-owners? Is no action being taken against defaulters? Then it might be time to change property management company. To do this correctly, you must take the following steps:
Check the termination stipulations in the current contract.
Place changing the property management company on the agenda for the next general meeting of co-owners.
Conduct a small market survey beforehand; compare different companies based on conversations and tenders.
At the general meeting, discuss which property management company you want to work with and decide with a vote.
Sign a property management contract with the new property management company. Submit the signed minutes of the general meeting to the new property management company as proof of their appointment.
Immediately after the appointment, the new property management company will audit the dossier. All technical, administrative, financial, legal and insurance aspects will be scrutinised. This allows the new property management company to ask the previous property manager questions before the official handover.
At Gerantis, we schedule a kick-off meeting with the co-owners’ association immediately after the handover. The results of the audit are discussed in detail at that time.
